Application Policies

Statement of Rental Policies

1. We are an equal opportunity housing provider. We fully comply with the Fair Housing Act. We do not discriminate against any person because of race, color, religion, sex, disability, familial status, gender expression/identity or national origin. We also comply with all state and local fair housing laws. Any policy listed below that does not comply with current laws or changes in statutes from time-to-time, current law will supersede the policy listed below as we follow all current laws. 

2.  Unit Availability Policy. Units are available when they are ready to rent. A vacant unit will not be deemed available until it has been cleaned and prepared for a new resident.

3. Occupancy Guidelines. To prevent overcrowding and undo stress on building systems, we restrict the number of people who may reside in an apartment. In determining these restrictions, we will adhere to all applicable fair housing laws. We allow 2 persons per bedroom. A one bedroom unit could house 2 people. Studio/Efficiency Apartments are 0 bedroom units and can be occupied by one person.

4. Application Process. We evaluate every rental application in the following manner: All adults (18 and older) must submit a separate and completely filled out rental application and attach all required attachments. In order to determine whether you qualify for the apartment you are applying for we will send your application to our screening company for suitability. Our screening process checks criminal history, civil history, employment and rental history to include rental references from previous landlords. If you meet our criteria, your application will be approved in the order in which we receive applications for the unit you are applying for. This process can generally take up to 72 hours depending on whether our reference calls are returned in a timely manner. 

5. Rental Criteria. To qualify for one of our units, you must meet the following criteria:

     a. Income: Your monthly income should be two (2) times the monthly rent (or less in some circumstances according to current Colorado Law). You must be able to prove at least one year of steady employment preceding the date of your application. You will be asked to show us a copy of your last 3 months of paystubs or other verification of income including W-2's, income tax forms, or other statements of income. 

     b. Rental History: You must have satisfactory rental references from a previous landlord or other suitable reference. If you have ever been evicted or sued for any lease violations, your application could be rejected if these items were within the last seven (7) years. 

     c. Criminal History: If you have any significant criminal arrests, charges, convictions, etc., over the last 5 years, your application could be rejected. Convictions older than 5 years from the date of this application are not considered unless they are related to: distribution, manufacture, sale of methamphetamines or illegal possession of the materials required to make meth, any offense that requires the applicant to register as a sex offender, offenses classified as homicide or stalking.

     d. Guarantors: If you do not meet one or more of the above criteria, you may be able to qualify for one of our units if you can secure a third party to guarantee your lease. the guarantor must live in Colorado, submit the application in full with attachments.

6. Payment. It is expected if your application is fully approved and you are the finalist for the unit that you've applied for that you have your first payment in-hand (first month, deposit and in some cases last month's rent) at the time you sign a lease with us. We do not offer payment arrangements for rent, deposits or fees as these are expected to be paid up front and in full. Once notified that your application is approved, you will have 24 hours to accept the unit or we move on to the next approved applicant. We accept cash or money order for the first transaction. We will discuss our process for subsequent rent payments at the time of lease signing.

Additionally the supporting documents (I.D.'s, Paystubs, Verification of Current Address) MUST BE attached for each applicant over the age of 18. Supporting documents can be emailed to GrantFamilyInvestments@gmail.com. Please make sure copies or photos are clear and legible. Any incomplete applications will NOT BE CONSIDERED. 

We do not currently charge a Rental Application Fee, however, please be advised that applicants that do not meet our income guidelines, do not have adequate rental or employment experience, we reserve the right to increase the deposit amount or ask for an additional month's rent up front if the application is approved otherwise (see above policies) to the extent allowed by law.
